This engaging three-bedroom-plus-office home located at the end of a quiet cul-de-sac in Sidney-by-the-Sea is a hidden treasure to enjoy. The creative floor plan includes all the primary rooms at ground floor, including spacious garage, living room with gas fireplace, open dining and kitchen, laundry room, powder room, large pantry, office/den, and master bedroom with en suite, walk-in closet and 72" TV. Add the walk-out from living room to carefully landscaped backyard and this is Main Floor Living at its finest.
And yet there is more! On the second floor is a Landing area with generous seating space, the principal Guest Room with "jack and jill" en suite bath, connecting to the Landing foyer, and a Third Bedroom currently furnished as a media retreat with hideabed and 72" television (both TVs included).
A custom new-build in 2020 and only occupied by its owner a few months each year, it still has that delightful "new home" smell! New stainless JennAir appliances including gas range, plus disposal, touch-sensitive kitchen faucet, "smart" Alexa-controlled lighting, Nest thermostats, Hunter Douglas electric blinds, garage storage built-ins, natural-gas-connected barbecue - all included. All outdoor furniture including propane fire pit and 10-ft retractable umbrella also included.
Did we mention location? It's
- 11-minute walk to Roberts Bay - Shoal Harbour Migratory Bird Sanctuary, for a relaxing afternoon on the ocean beach.
- 5-minute bike (included) ride to "downtown" Sidney with shopping, dining, farmers' market ... everything you'd need in a small town.
- 11-minute drive to YYJ International Airport,
- 10 minutes to fully-equipped Saanich Peninsula Hospital,
- 6 minutes to the Anacortes ferry terminal if you feel like a trip to the States one afternoon,
- 8 minutes to the BC Ferry terminal to the Gulf Islands and Vancouver, and
- 28 minutes to downtown Victoria. Though why anyone would want to venture that far when everything is already available in Sidney is beyond me. Perhaps only to board the Coho Ferry to beautiful [sic] Port Angeles?
As a purchase, well, alas, it's not currently for sale. The owners are still in love with this home, even if they only visit a few months each year.
But as a seasonal rental, this is the place the be. Fully - I mean really fully - equipped with all your needs. Fresh linens, all the small kitchen appliances, stacks of consumable supplies, a pantry and cupboards stocked with your cooking needs (please, help yourself!!), instant neighbourhood connections including - just next door - the best home-delivered meal service with Reel Meals YYJ (https://www.instagram.com/reelmealsyyj/)
It also includes concierge services on request including car rides from our son, Ian Kershaw, who lives just 20 minutes away. Year-round gardening service is included as is professional Christmas lighting installation and take-down. Snow removal not required because, well, this is Sidney!
I really don't know why they didn't put out the comfy orange cushion seats and backs for these photos. Some have said they are the most comfortable seats in the house! (But I still prefer my Egg Chair.)
That umbrella, collapsed here, expands to cover the entire fire pit seating group.

Entry. Stairs up, powder room and coat closet to the left, great room straight ahead.
Sorry that faucet is blurry but it's touch sensitive. Live with this amazing convenience for a couple of weeks and you'll be vainly slapping faucets elsewhere the rest of your life.
The door to the left is to the master bedroom.
This bright laundry room is also the "mud room" entry from the garage. There's a chest freezer here as well. Great laudry-folding spaces!
This den or office is tucked away just behind the kitchen and pantry.
Master bath, two basins, tub and shower.
Master Bedroom, with large walk-in closet and en suite 5-pc bath and wall-mounted 72" TV. Two-level electric Hunter Douglas blinds.
Powder Room (2-pc bath) just off main entrance, by coat closet.
Second floor landing, seating area. Jack-and-jill bath and main Guest Room ahead; Third bedroom / media room to the right.
Third bedroom, currently set up as a Media Room with wall-mount 72-in TV.
Second-floor bath, double basin vanity, combination tub/shower. Privately en-suite to principal Guest Room, or jack-and-jill to both bedrooms, as desired.
Principal Guest Room, second floor.
